How to check mortgage rates in the UK in 2026

Mortgage rates can move weekly. Knowing how they're set — and where to look — makes it much easier to spot a good deal when you see one.

Where mortgage rates come from

UK lenders price fixed-rate mortgages off swap rates (what banks charge each other to lend), plus a margin. Trackers and SVRs move with the Bank of England base rate.

When markets expect rates to fall, fixed deals usually drop first.

What affects the rate you're offered

Your loan-to-value (LTV), credit score, the property type, and whether the mortgage is for residential, buy-to-let or a remortgage all change the rate.

Lower LTV usually means a lower rate — the big bands are 60%, 75%, 85% and 90%.
